Overview

A mission-driven housing organization is seeking a Director of Property Management to oversee a portfolio of 240 affordable housing units across 18 buildings in Manchester, NH. This senior leadership role ensures compliance with federal, state, and local housing regulations, while driving operational excellence, minimizing vacancies, and fostering tenant well-being. The Director will lead a cross-functional property management team and collaborate closely with case management, intake, and facilities to ensure effective housing solutions.

What You'll Do

  • Lead and manage the property management team, ensuring compliance with policies, procedures, and regulations.
  • Oversee all aspects of move-ins, move-outs, rent collection, processing, and evictions.
  • Ensure compliance with HUD, NHHFA, MHRA, LIHTC, and other agency regulations.
  • Manage monthly HUD HAP Voucher transmissions and correct errors to maintain high reporting accuracy.
  • Oversee eviction processes, ensuring proper documentation, communication, and compliance.
  • Develop systems to reduce vacancies and ensure timely verification of tenant files and reports.
  • Review and update departmental policies to align with regulatory and organizational requirements.
  • Ensure Enterprise Income Verification (EIV) reports are run and maintained per HUD standards.
  • Coordinate inspections with funders, property management, facilities, and finance teams, ensuring timely and compliant responses.
  • Implement policies and processes to reduce inspection report findings.
  • Perform additional leadership duties as assigned.

What It Takes

  • Bachelor’s degree in Business Management or related field.
  • 7+ years of experience in affordable or low-income property management.
  • 5+ years in a managerial role leading cross-functional teams.
  • Strong knowledge of affordable housing programs, including HUD, HOME, LIHTC, Housing Trust Funds, and Project-Based Section 8.
  • Proficiency with Microsoft Office Suite; experience with Boston Post or MRI Affordable Housing software preferred.
  • Exceptional organizational, communication, and leadership skills.
  • Ability to manage multiple priorities, meet deadlines, and influence outcomes.
  • Strong attention to detail and compliance expertise.
  • Willingness to travel between multiple properties.
